1. Service Description

Evlek (evlek.app) is an online listing platform that publishes rental and sale property listings in the Turkish Republic of Northern Cyprus (TRNC). Evlek is not a property agency or brokerage; it does not mediate property transactions and does not charge commissions.

2. Acceptance and Registration

By using our platform, you agree to these terms. • You must be at least 18 years old to create an account. • You guarantee that your registration information is accurate and up to date. • You are responsible for the security of your account.

3. Listing Rules

Approved listing publishers must comply with the following rules: • Information in listings must be accurate and current. • You may not list properties belonging to others without permission. • You may not publish fake, misleading, or non-existent property listings. • Listing photos must depict the actual property. • Listings may not contain offensive, discriminatory, or illegal content. • Evlek reserves the right to remove listings that violate these rules without prior notice.

4. Limitation of Liability

Important: • Evlek is a listing platform and is not responsible for the accuracy, currency, or legality of listings. • Communication, negotiation, and agreements between listing publishers/agents and potential buyers/tenants occur entirely between the parties. • Evlek cannot be held responsible for any loss, damage, or disputes arising from property transactions. • Information obtained through the platform is for general informational purposes and does not constitute legal advice. • We strongly recommend obtaining professional legal support from a local lawyer for property transactions in TRNC.

5. Intellectual Property

• The design, logo, software, and content on the Evlek platform are owned by Evlek and protected by copyright. • Rights to listing photos and descriptions uploaded by users belong to the respective users. • Users agree to allow the content they upload to be published on the Evlek platform.

6. Pricing and Payments

• Basic listing viewing is free. • Plus, Pro and Corporate subscription plans offer additional features at a monthly/annual fee. • Prices may be changed with prior notice. • Payments are processed securely via your Apple App Store or supported online 3D Secure payment methods. • For refund and withdrawal rights, please refer to our Refund Policy page (evlek.app/legal/refund-policy). • Subscription cancellation can be done from device subscription settings or account settings; cancellation takes effect for the next billing period.

7. Account Suspension and Termination

Evlek may suspend or terminate your account in the following cases: • Violation of these terms of service • Publishing fake or misleading listings • Harassment or fraud against other users • Activities threatening platform security

8. Governing Law

These terms of service are governed by the laws of the Turkish Republic of Northern Cyprus (TRNC). In case of any dispute, TRNC courts shall have jurisdiction.

9. Changes

We may update these terms from time to time. When significant changes occur, we will notify you through platform announcements or email. If you do not agree to the updated terms, you may close your account.

11. Auto-Renewable Subscriptions (Apple App Store / Google Play)

Subscriptions purchased inside the mobile app (Plus, Pro, Brokerage, Operator) are processed by Apple App Store or Google Play and are subject to the following standard terms. The Developer plan is not offered as an IAP; an application form (/apply/developer) is required. Available Plans and Periods: • Plus — Monthly (1 month) 9.99 USD / Yearly (1 year) 99.90 USD • Pro — Monthly (1 month) 19.99 USD / Yearly (1 year) 199.90 USD • Brokerage (Corporate) — Monthly (1 month) 39.99 USD / Yearly (1 year) 399.90 USD • Operator (Dormitory) — Monthly (1 month) 59.99 USD / Yearly (1 year) 599.90 USD • Developer — No IAP; application required (≈79.99 USD/month, admin approved) Plan-Specific Terms: • Brokerage plan: Activation requires upload of TRNC Brokerage Association (KTEB) membership document. Subscription remains in admin pending status until uploaded; listing publication rights are limited. • Operator plan: Activation requires upload of TRNC Ministry of Education dormitory permit. Subscription remains in admin pending status until uploaded. • Developer plan: No IAP — purchase via Apple/Google not permitted. Application form requires upload of contractor license + company registration; after admin manual approval, plan is activated and payment is collected via invoice/contract (enterprise contract model). Free Trial Period: Plus, Pro, and Operator plans may include a 30-day free trial period for new subscribers (subject to store and region). You can cancel anytime during the trial; if you do not cancel, the trial automatically converts to a paid subscription at the end. Any unused portion of a free trial period is forfeited when you purchase a subscription. Brokerage and Developer plans do not include a free trial. Auto-Renewal: Your subscription automatically renews unless it is canceled at least 24 hours before the end of the current period. Your account will be charged for renewal within 24 hours prior to the end of the current period at the standard subscription price. Cancellation: You can cancel your subscription anytime: • iOS: Settings → Apple ID → Subscriptions → Evlek → Cancel • Android: Google Play app → Profile → Payments and subscriptions → Subscriptions → Evlek → Cancel Cancellation takes effect at the end of the current billing period; the current period charge is not refunded. Refunds: Refund requests are subject to the policies of the relevant store (Apple App Store or Google Play). Evlek cannot process refunds directly; please request from the store. Details: evlek.app/legal/refund-policy Price Changes: Price changes do not take effect during the current subscription period. App Store / Google Play will notify you before renewal; if you do not accept, renewal will not occur. 12. Agency Membership

When you join a property agency as a member, the following terms apply: • Listings you create during your membership remain linked to the agency account; ownership of these listings is not transferred back to you even if you leave. • Listings you created in your own name before joining are not automatically transferred to the agency. • Each agency has a limited number of member seats; once the seats are full, no new members can be added. • You may leave an agency at any time, and an agency owner or admin may remove a member. Leaving or removal does not change the fact that listings created during membership remain with the agency. • Agency ownership can only be transferred within the agency; membership does not change individual listing ownership. This section describes the general framework for Evlek's agency (B2B) features. A local legal review for TRNC regulations is ongoing; terms may be updated as needed.
