How do you find student housing?

Student housing takes five steps: pick a district by university, search the listings, view the home, sign the lease and move in.

   Searching listingsRental listings are on Evlek's rental pages. Dorm information is on each university's own accommodation page. Be cautious with listings in Facebook student groups. Do not send money before you have seen the home.

   Viewing the homeAlways go in person. Check the internet speed, air conditioning, water pressure, the area and the trip to campus; if furnished, photograph the furniture.

   Lease and depositUse a written lease: terms agreed by word of mouth are hard to prove. Put the deposit amount and the refund period in the contract, and get a written receipt for the payment.

   Moving inAgree whose name the electricity, water and internet accounts will be in. On the first day, photograph the home and send the photos to the landlord.

What should you check in the lease?

The lease should state the parties, the rental period, the deposit, the payment day, what the rent includes, early termination and the inventory.

• Deposit amount and refund terms
• Monthly rent due date
• What's included: bills, building fees, internet
• Early termination and notice period
• Inventory, if furnished
• A flatmate's place in the lease, if any

Rent (Control) Law 17/1981 applies only in areas the Council of Ministers has declared a control area, and only after the contract term has ended; there, the court sets the increase. The law sets no general increase rate; put the increase in the contract.

Which signs mean danger in a student rental?

Do not send money to someone who asks for a deposit before a viewing, says they are abroad and will post the keys, or talks only by message.

• The price is well below the market.
• A deposit or advance is asked for before a viewing.
• Contact is only on WhatsApp; there is no phone number or address.
• A reverse image search finds the photos on other listings.
• The landlord will not show the title deed.
• Payment is requested to a bank account abroad.
• Student groups push you to "hurry, don’t miss out".
