Data note
How are Evlek price and market metrics calculated?
Prices on Evlek are not a promise of sale price, a valuation report or a transaction price registered with the title deed office. The metrics are market indicators calculated from active GBP listings. Our aim is to give you a clear direction, not to present listings with a weak sample, missing details or extreme prices as data.
The main metric is the median
An average is easily distorted by a single extreme price, so city, neighborhood and category pages lead with the median.
Housing is calculated separately
Land and commercial listings are kept out of the housing median. Housing is split into two groups: apartments (apartment, penthouse, studio, residence, duplex) and houses (villa, semi-detached villa, detached house, bungalow).
Early data is labeled
A figure that does not meet the maturity conditions is shown with an “Early data” label and a short reason; it is not presented as a firm market index. Below 5 listings, no figure is published.
Excluded records
- Listings whose price or details are not yet complete (e.g. those marked "In preparation").
- Records clearly outside the real market, such as sales under £10,000 or rentals under £100.
- Prices in currencies other than GBP are not mixed into the GBP metrics.
- Land and commercial listings are kept separate from housing metrics.
- Statistical outliers are removed before the median is calculated.
Evlek asking price index (method v5)
- The index measures asking prices, not transaction (sale) prices.
- Area is based on gross figures: a listing that does not state its area type is treated as gross. A listing that gives net area is left out of the per-m² figure and calculated separately, for comparison only. If both gross and net area are given, the index uses the gross value.
- There are two public labels: Mature and Early data. A new figure becomes Mature after two consecutive months with at least 30 listings, 10% precision and a pass on the agency test; once Mature, it stays Mature. For Early data, the figure and sample size are shown, with up to two reasons below.
- Agency test: with the largest agency removed, at least 30 listings must remain, and their median must not differ from the full median by more than 10%.
- Month-on-month change is given only in the frozen monthly report and the CSV. It is adjusted for the room × type mix using fixed weights (November 2026 base, fixed for one year), and is not shown unless the change is larger than the confidence interval.
- Each month's figure is frozen on the first day of the following month. After publication it changes only to correct an error, with a correction note.
- With the move to method v5 (November 2026), figures are not compared with earlier months.
- In this index, Famagusta refers to the Famagusta (Gazimağusa) district in Northern Cyprus. The Famagusta area in southern Cyprus is not included.
