1. Start searching pre-registration (May-June)

   Best options + most negotiation room before September registration. August narrows choices; September brings panic price hikes.

2. University enrollment letter substitutes for guarantor

   1-2 months deposit + 1 month upfront standard. Guarantor rarely required; enrollment letter widely accepted.

3. Furnished costs more per month than unfurnished

   Furnished is practical for one-term stays. For longer stays + roommate sharing, unfurnished + second-hand furniture is cheaper overall.

4. Bills typically tenant-paid

   Single-occupancy electricity + water is typically tenant-paid. Specify clearly in contract. "Bills included" listings carry slightly higher rent.

5. 6-month contracts available for Erasmus

   Standard 9-12 month contracts (academic year), but short-term arrangements exist — especially in furnished studios. Deposit terms can be flexible.

6. Electricity/water connection in contract

   KIB-TEK + Water Authority setup takes 1-3 days. New apartments usually landlord-handled — clarify in contract who pays meter setup.

7. Internet: Telsim or TRNC Telekom

   Fiber 100 Mbps is a common option. Telsim mobile hotspot 50 GB plan is an economical student alternative.
