What is a Deposit?
A deposit is a security payment given to the landlord at the start of a tenancy and returned when the property is handed back undamaged.
A security deposit is a guarantee payment made to the landlord when renting. It’s refunded upon move-out if there’s no damage. In TRNC, deposits are legally regulated to protect tenant rights.

Standard Deposit Amounts
The standard deposit is one to two months rent, moving toward the upper end as the lease gets longer.
Some landlords may ask for 3 months’ deposit — this is above normal. You can negotiate.

- Check the contract — what do the refund terms say?
- Show your move-out photos

"They say there's damage"
- Normal wear and tear (paint fading, small scratches) is not grounds for deduction
- Serious damage (broken glass, holes in walls) can be deducted but you can request invoices
"They're asking too much deposit"
- More than 2 months’ rent is unreasonable
- During peak seasons (September) it may be slightly higher
