Introduction

Buying a first home in North Cyprus runs through nine steps, and each depends on the one before it being finished.

Buying your first property is exciting but complex. We’ve compiled all the legal, financial, and practical details you need to know when purchasing your first home in TRNC.

BUDGET

Step 1: Set Your Budget

Expect roughly 14-19% on top of the purchase price, made up of transfer fee, VAT, legal costs and registration.

Many first-time buyers focus only on the property price, but additional costs make up ~14-19% of the total:

Cost ItemRate/Amount
VAT5% (new build, if the seller is VAT-liable) or exempt (private resale)
Title transfer fee9% (general foreign-buyer group, flat)
Stamp duty%0.5
Lawyer fees£1,000-2,500
PTP application (foreign)£1,500-3,000
Agent commissionUsually paid by seller
Moving£100-500

Buying a £80,000 2+1 apartment:

  • Property: £80,000
  • VAT (5%): £4,000
  • Title transfer fee (9%): £7,200
  • Stamp (0.5%): £400
  • Lawyer: £1,500
  • PTP: £2,000
  • Total: ~£95,100

LOCATION

Choose the Right Location

The right area follows your purpose: investment, your own living, or family — the three point to different places.

For Investment

  • İskele/Long Beach — fastest value appreciation
  • Nicosia/Gönyeli — stable tenant demand (students)

For Living

  • Kyrenia/Alsancak — expat friendly, beach lifestyle
  • Famagusta — quiet, affordable

For Family

  • Nicosia center — schools, hospitals nearby
  • Güzelyurt — most affordable city

TITLE DEED

Title Deed Check

The deed type is established by the Land Registry record, not by what the seller states.

This is the most critical step of the entire process. Three title (Koçan) types exist in TRNC — all three grant full ownership under TRNC law and are open to sale, mortgage, and inheritance transactions:

Title TypeOrigin
Turkish TitlePre-1974 property belonging to Turkish Cypriots
Equivalent TitleIssued after 1974 in exchange for property left in the south
Allocation TitleIssued after 1974 to settlers from Turkey, allocated by the state

YOUR LAWYER

4. Choosing a Lawyer

Instruct your own lawyer before you sign anything — one you chose, not one introduced by the agent or the seller.

  • Independent — do not use the agent’s or the seller’s lawyer
  • Must carry out the Land Registry check
  • Must review the sales contract
  • Fee: £1,000-2,500 (negotiable)

THE CONTRACT

5. The Sales Contract

Five clauses decide whether the contract protects you: delivery date, inventory, payment schedule, penalties, and registration.

What to look for in the contract:

  1. Delivery date — specific, with a penalty clause
  2. Inventory list — everything included must be written down
  3. Payment schedule — deposit, instalments, final payment
  4. Penalty terms — for both parties
  5. Land Registry registration — the contract must be registered

OFF-PLAN OR RESALE

6. Off-Plan or Resale?

Off-plan trades a lower price for waiting time and delivery risk; resale gives you what you can see, at market price, immediately.

COMMON MISTAKES

Common Mistakes

Most of these seven mistakes share one root: breaking the sequence and moving forward without verifying.

  1. Signing contracts without a lawyer
  2. Not doing a title search
  3. Seeing only one property and deciding immediately
  4. Not accounting for additional costs
  5. Not registering the contract at the Land Registry
  6. Using the agent’s lawyer
  7. Not researching the neighborhood — check infrastructure, water, electricity

CHECKLIST

Checklist — For First-Time Buyers

A nine-item list to confirm everything is in place before you sign.

  • Set budget (property + ~14-19% additional costs)
  • Research locations (compare at least 3 areas)
  • Hire independent lawyer
  • Visit minimum 5 properties
  • Conduct title search
  • Have lawyer review contract
  • Register contract at Land Registry
  • Apply for PTP (foreigners)
  • Get insurance

Key takeaways

  • The price is not the cost

Transfer fee, VAT, legal costs and registration add roughly a sixth on top. Budget on the total, not the asking price.

  • Establish the deed type early

The deed type is what the Land Registry records, not what the seller says. Have your lawyer check it before you negotiate.

  • Registration completes the contract

A signed but unregistered contract does not fully protect you. Registration is the step that matters most.

  • Off-plan is cheaper but slower

Buying off-plan is typically cheaper but carries a 12-24 month wait and delivery risk. With a resale, you get what you can see.
