Residence permits for property owners in North Cyprus (October 2026 rules)
Rules at a glance
The title-deed route and the sales-contract route before title is issued have different conditions.
The contract must be stamped and approved by the Revenue and Tax Department.
Income is evidenced by an apostilled document from your home country or a document from a domestic or foreign bank.

Family and other periods
A family residence permit may be issued for up to 10 years at a time.
Entry with or without a visa allows up to 90 days, including extensions. A title deed or stamped contract supports an entry visa for a property owner’s residence application.
Stays beyond 90 days require a residence permit.
Turkish citizens
Turkish citizens can enter with an identity card. They also need a residence permit for stays beyond 90 days; some applications benefit from facilitations.

Apply to the Ministry of Interior; residence procedures run through the online GöçSis system.

The title, contract and entry-period rules come from three separate regulatory amendments.
