Budget and target tenant profile determine which sub-market fits — Gönyeli for a lower entry budget and student tenants, Kyrenia/Alsancak for the highest resale liquidity, and İskele Long Beach for guaranteed-rent developer models.
The same regional yield table reads differently depending on investor profile. Three sub-markets each have distinct dynamics:
- Gönyeli and inner Nicosia — Entry budget is lower than other regions (around £70K), with demand driven largely by university students. Stable, but the resale market is narrower than elsewhere.
- Kyrenia / Alsancak — A growing expat community and hotel/tourism circulation keep demand steady; apartments here tend to resell faster than in other regions.
- İskele Long Beach — A region weighted toward Russian and Eastern European investors; developer-offered “guaranteed rent” models (typically fixed-rate for 3-5 years) are more common here than elsewhere — if you encounter one, review the contract terms (duration, rate, exit clause) with your independent lawyer.
TITLE DEED
Title Deed Types
Three title deed types exist in TRNC — Turkish, Exchange, and Allocation — all three grant full ownership under TRNC law; regardless of type, verification with an independent lawyer is required before buying.
- Turkish title — issued before 1974, for property belonging to Turkish Cypriots.
- Exchange (Eşdeğer) title — issued after 1974 to Turkish Cypriots who left property in the south, in exchange for it.
- Allocation (Tahsis) title — issued after 1974 for property allocated by the state to settlers who came from Turkey.
- Property without a title deed — properties not yet recorded at the Land Registry in the current owner’s name; no payment should be made before research with an independent lawyer.
