Why does PTP exist and who does it apply to?
Permission to Purchase (PTP) applies to all foreign buyers under the Foreigners Property Acquisition Law; KKTC citizens do not require it, and UK citizens uniformly require full PTP.
The Council of Ministers reviews each application and issues approval (or, rarely, denial). Plan the relocation around this uncertainty — most retirees move into the property during processing rather than waiting for completion. Selling before approval is difficult: title is not yet in your name during processing; you hold the registered sales-contract right but not legal title. Resale requires either completing PTP and the title transfer first, or assigning the sales-contract right (a limited market, complex paperwork).
For retirees this is rarely a concern; for investors flipping properties, the PTP timeline is a structural friction. The critical document — how do you get the UK ACRO certificate?
The criminal-record certificate is the most common documentation friction for UK applicants. The UK ACRO issues a Police Certificate for £45 with 10-15 working-day standard processing; the certificate is valid for 6 months from issue.
There are three timing considerations. First, apply for the ACRO certificate before signing the sales contract — the document set must be complete at PTP submission. How does living in the property during processing work?
The most retiree-relevant practical is this: you can occupy the property while the PTP is processing. Utilities are transferable to your name from contract registration; the May 2025 5-year residency exemption layer, however, requires title in your name.
For this reason, which visa or residence arrangement you remain on during PTP processing — including visitor cycles — depends on your existing circumstances; confirm current options and any income requirements directly with the TRNC Immigration Department (Göç Dairesi). You cannot access the residency layer itself until title transfers into your name — your existing visa status is the bridge for that interim period.
